10 THINGS YOU SHOULD CHECK BEFORE YOU BUY A HOME



1. REPUTATION OF THE BUILDER

Before you buy a home, flat or property, it is very important to check the builder profile and his overall reputation. Find out how many projects builder has previously completed, was there any delay, check website of company, search on internet to check customer reviews and complains about builder on various forums, and see what customers are saying about the builder and project.

2. CONNECTIVITY

An important factor to look at before buying a property is how it is connected to your workplace, schools, hospitals, transport, markets etc. Long distance and remote location will probably imply raised fuel cost and most important being time lost in daily traveling which get you frustrated and burning out on a daily basis for several years to come.

3. HOME LOAN AVAILABILITY

Check whether various banks provide home loan in the area where property is located. Some banks avoid giving loan in unauthorized colonies, properties without map, lal dora or if its unapproved property.

4. FUTURE RESALE POTENTIAL

Whenever we buy a home, we think to live in it for next few decades, but you may need to relocate at a different location and you may consider selling it. So you should always think of “resale” potential of property you buy. Consider a property which is appealing and gives you a good return in case you sell it in future.

5. RENTAL POTENTIAL

Very often, people give their property or some part of it on rent for some extra income. So, choose any property from rental view point. Generally with a property closer to colleges or centrally located  to commercial hubs, you will never find issues finding folks to rent your home.

6. AIR & LIGHTING

Flat or home you choose to buy should have good natural lighting with proper air circulation. Check whether other buildings or structures are blocking the air and lighting or not. Surrounding should also be free hustle bustle and noise free.

7. AMENITIES

You must examine amenities offered with the property. Most important things to check are fire alarms, club house, parking, lifts, power backup, swimming pool, gym etc… A property with good amenities increases your resale potential.

8. CONSTRUCTION QUALITY

One of most important things is to check the construction quality of property. You must check very carefully the walls, its thickness, quality of bricks used, its overall look and feel and how the finishing is done. Ensure paints don’t look like as if it will fall very soon. Next check the electrical wiring, quality of plaster, tiles, marbles and paints. If it’s under-construction, make sure to check strength of the concrete mixture used.

9. ROAD CONDITIONS

Check the overall roads conditions atleast up to 1km from the property. Choose the property which is connected with a dirt free motorable road. This will make your everyday journey easy and hassle free.

10. NEIGHBOURHOOD

You should also check the locality and kind of people living around the property. Most important thing you should take in point is crime rates in that area. Ask yourself will you be comfortable there, will your family feel safe? Will it be safe in night? It’s always better to avoid a property near to a road with too much noise and traffic.
Now compare two or more properties based on above 10 parameters and take your final decision on which property to buy.
